Project Manager - Completed

Position Overview:

Our client, a well-established, entrepreneurial, Washington, DC area based real estate investment/development firm (“Company”) is currently seeking a talented construction project manager to join the Company. By collaborating with other Company departments, this role is responsible for coordinating, managing, and successfully delivering all aspects of the Company’s Tenant Improvement (“TI”) and Capital Expenditures (“CapEx”) construction projects from project conceptualization through completion.

Key Responsibilities:

  • Interface directly with clients/tenants/end users to define project requirements. Prepare scope of work, project delivery resources, schedules, cost estimates/budgets, risk factors, and ultimately cash flow projections for successful project execution.
  • Directly manage and oversee all cost estimating and budgeting (including soft costs, hard costs, and building related expenses) for assigned construction projects. Manage cost against budget, provide updates and forecasts as needed.
  • Establish and manage project schedule from pre-construction through construction phases.
  • Oversee the hiring of/and manage all 3rd party consultants (architects, engineers, general contractors, construction management firms) as needed for assigned construction projects.
  • Lead process of identifying and/or qualifying consultants/managers suitable to complete Company projects. Assist Company with contract preparation.
  • Attend all design/general contractor/construction management meetings and be responsible for providing Company with timely reporting and status updates.
  • Work collaboratively with Company functional departments (property management, leasing, accounting/finance) to review status of design/construction documents to ultimately ensure projects are meeting budgetary requirements.
  • Monitor and oversee the creation of punch lists by all project team members and coordinate the timely and quality completion of all consultants (architects/design, construction management, GC) punch lists.
  • Review tenant reimbursement requests of TI Allowances for any/all projects being completed by Tenant’s separate contractors.
  • Monitor and ensure the issuance of certificates of occupancy and other governmental occupancy approvals. Complete financial closeout of all accounts for project consultants, contractors, and vendors, including final payments, releases, bonds, etc.

Key Qualifications:

  • Undergraduate degree required. Strong preference for studies in architecture, construction/construction management, and/or a business-related discipline.
  • 5+ years of construction project management experience within a general contractor, construction management/owner’s rep firm, consulting firm, and/or owner/developer.
  • Proven experience having interacted directly with clients/end users having managed complicated, detail-oriented, commercial tenant improvement/fit out/capex projects within a variety of environments. Strong preference for office building/tenant projects.
  • Ability to read, understand, and interpret commercial real estate leases and the requirements associated with adhering to construction management responsibilities.
  • Excellent organizational/time management skills. Ability to manage multiple projects, at different execution stages, at all times.
  • Strong financial acumen with a solid understanding of critical metrics involved in delivering a financially successful construction projects.
  • Exceptional general management and communication skills, both oral and written. Proven experience managing internal and/or external project teams in delivering high quality results.
  • Self-starter, team player with an entrepreneurial spirit and a sense of urgency to succeed.
