Senior Manager, Acquisitions
Company: Our Client is a leading, growth minded, residential land development company specializing in the transformation of raw land into valuable real estate assets throughout Northern Virginia. With a proven track record and strong homebuilder relationships, their vision is to become the leading lot developer in the Virginia/DC area.
Position Overview: Our Client is seeking a dynamic and experienced Acquisitions Professional to join their team. The Acquisitions Professional will play a pivotal role in identifying, securing and entitling prime land opportunities that align with strategic objectives. This role requires a strategic thinker with a deep understanding of real estate markets, excellent negotiation skills, and the ability to build strong relationships with property owners, brokers, and other stakeholders.
Key Responsibilities:
- Identify and evaluate potential land acquisition opportunities through market research, networking, and relationship-building.
- Conduct thorough due diligence on properties including financial analysis, zoning regulations, environmental assessments, and feasibility studies.
- Develop and maintain relationships with property owners, brokers, land developers, and other stakeholders to source off-market opportunities.
- Negotiate purchase agreements, contracts, and terms of acquisitions ensuring favorable terms for the company.
- Collaborate with internal teams members to facilitate smooth transitions from acquisition to sale.
- Stay updated on market trends, competitor activities, and regulatory changes impacting land acquisitions.
- Prepare and present comprehensive reports, analyses, and recommendations to senior management.
- Develop and execute strategies for obtaining necessary zoning, permitting, and approvals from local government agencies.
- Collaborate with architects, engineers, attorneys, and consultants to prepare and submit entitlement applications.
- Ensure compliance with all regulatory requirements and manage the entitlement process timeline.
- Represent the company in meetings with local planning departments, neighborhood groups, and other stakeholders.
Qualifications:
- Undergraduate/bachelor’s degree required. Concentration in Real Estate, Finance/Accounting, Business Administration, or related field a plus.
- Proven experience in land acquisitions, entitlement experience a plus.
- Strong understanding of real estate finance, market analysis, and legal aspects of property transactions.
- Exceptional negotiation and communication skills with a track record of successful deal-making.
- Ability to work independently, manage multiple projects simultaneously, and meet deadlines.
- Proficiency in financial modeling and analysis using Excel or similar software.
- Familiarity with zoning laws, land use regulations, and environmental considerations.
- A proactive and results-driven mindset with a passion for real estate and land development.
