Director of Entitlements
Company: Our Client is a leading, growth minded, residential land development company specializing in the transformation of raw land into valuable real estate assets throughout Northern Virginia. With a proven track record and strong homebuilder relationships, their vision is to become the leading lot developer in the Virginia/DC area.
Position Overview: We are seeking a highly motivated and experienced Real Estate Entitlements Professional to join our dynamic team. The Entitlements Professional will play a crucial role in navigating the complex regulatory landscape to secure the necessary approvals and permits for our land development projects.
Key Responsibilities:
- Research, analyze, and interpret zoning codes, land use regulations, and other relevant governmental ordinances.
- Develop and implement strategies to obtain necessary entitlements, permits, and approvals for land development projects.
- Prepare and submit entitlement applications, including rezonings, conditional use permits, variances, and environmental approvals.
- Coordinate with architects, engineers, attorneys, and consultants to ensure compliance with regulatory requirements and project goals.
- Represent the company at public hearings, community meetings, and with regulatory agencies.
- Negotiate agreements with governmental agencies, community groups, and other stakeholders as needed.
- Monitor and track the progress of entitlement applications and ensure deadlines are met.
- Stay current with industry trends, regulatory changes, and best practices related to entitlements and land use planning.
Qualifications:
- Bachelor’s degree required.
- Minimum of 5 years of experience in real estate entitlements management, preferably with a focus on residential.
- Strong knowledge of zoning regulations, land use planning principles, and environmental regulations.
- Proven ability to successfully navigate the entitlement process and secure necessary approvals for development projects.
- Excellent communication and negotiation skills with the ability to build consensus among diverse stakeholders.
- Detail-oriented with strong analytical and problem-solving skills.
- Ability to work independently and manage multiple projects simultaneously.
