Position Description:
The acquisitions professional will report to the head of investments and have a diverse set of responsibilities that include sourcing, underwriting, and closing investments across multiple strategies. Duties include proactively identifying potential investments, deal modeling, market research, due diligence, creation of investment memos and presentations for senior management, and various ad hoc and special projects. This role requires strong analytical skills, but also vision to see investment opportunity and people skills to build strong sourcing relationships.
The successful candidate will source and drive the evaluation of new investments. They will take initiative while maintaining a strong sense of responsibility and an eagerness to learn and develop their skillset. Key Responsibilities:
- Leverage the organization’s existing investment platform to maintain and develop new, trusted relationships with owner/operators, developers, investors, brokers, lenders/banks, and other marketing sources to generate qualified investment opportunities.
- Collaborate with the firm’s senior leadership team in helping to direct and manage negotiations of all purchase/sale agreements, partnership/venture agreements, debt and/or other pertinent transactional documentation.
- Perform financial modeling and analysis to evaluate the financial feasibility and investment returns of potential acquisitions.
- Prepare detailed financial pro forma, including cash flow projections, sensitivity analysis, and return metrics.
- Assess investment risks and develop strategies to mitigate risks and maximize returns.
- Coordinate and oversee due diligence activities, including property inspections, environmental assessments, title reviews, and zoning analysis.
- Work closely with legal, financial, and technical experts to ensure thorough due diligence and risk assessment.
- Identify and address potential issues and challenges during the due diligence process.
- Conduct market research to identify potential investment opportunities in target markets.
- Analyze market trends, demographics, and economic indicators to assess market feasibility and investment potential.
- Utilize various real estate databases and analytical tools to evaluate property performance and market comparables.
Key Qualifications:
- Undergraduate/bachelor’s degree required. Concentration in Real Estate, Finance/Accounting, Business Administration, or related field a plus.
- Prior experience sourcing and analyzing on/off market commercial real estate investment opportunities.
- Relationships in and/or familiarity/exposure to North and South Carolina a plus.
- Minimum 5 years of acquisitions/underwriting exposure within an institutional real estate private equity, investment/asset management, development, or owner/operator.
- Superior financial modeling/analysis (advanced Excel required; Argus and/or Rockport VAL experience preferred. Proficiency and understanding of equity waterfall structures and calculations.
- Prior experience underwriting development projects as well as credit (preferred equity, mezzanine debt) a plus.
- Demonstrated competency in financial statement analysis, property valuation, and accounting/finance.
- Strong and effective communication and negotiation skills, with the ability to interact professionally with stakeholders at all levels.
- Excellent analytical, quantitative, and problem-solving abilities.
- Very strong organizational/time management skills. Ability to prioritize a variety of initiatives at a given time.
- Self-motivated, proactive, detail-oriented and organized with the ability to manage multiple priorities in a fast-paced environment.
- Strong work ethic and team oriented with an Intellectual curiosity and a genuine passion/interest in being part of a rapidly growing, entrepreneurial real estate platform.
