Chief Investment Officer

Our client, a well-established Washington, DC based, seniors housing focused real estate investment/development firm seeks a talented executive-level investment officer to join the senior leadership team. With over two decades of experience providing exceptional returns to the partnership, this Company continues to acquire, develop, and asset manage new, exciting communities and environments that enhance the quality of life for our seniors. As they continue to grow and expand their portfolio, they are seeking a Chief Investment Officer (CIO) to lead and manage the direction and execution of their investment strategy.
Position Summary:
The CIO will be responsible for shaping and executing the Company’s investment strategy, overseeing the acquisition/investment of real estate assets, and ensuring asset/portfolio strategies are in alignment with the Company’s goals and objectives. This role demands a seasoned professional with extensive experience in institutional investment within the seniors housing sector, strong strategic acumen, and effective leadership capabilities.
Key Responsibilities:
- Provide the organization with the leadership, experience/knowledge, and direction in order to develop and implement comprehensive investment strategies tailored to the senior housing sector. Prepare and present pipeline opportunities to investment committee/capital partners.
- Lead a strategic, growth-oriented, income producing investment pipeline, across strategically analyzed MSA’s, that are in alignment with company goals/objectives.
- Leverage the organization’s existing investment platform to maintain and develop new, trusted relationships with owner/operators, developers, investors, brokers, lenders/banks, and other marketing sources to generate qualified investment opportunities.
- Regularly attend all relevant local, regional, and national industry functions, conferences, and events. Promote Company name/brand/reputation to develop qualified business relationships and opportunities.
- Lead, direct, and manage the structuring/negotiation process for all purchase/sale agreements, partnership/venture agreements, debt, and/or other pertinent transactional documentation.
- Collaborate with legal teams, capital partners, and other operational teams to ensure successful and favorable outcomes.
- Lead, direct, and manage the interpretation of all underwriting/analysis and preparation of investment proposals/memorandums.
- Ensure market/feasibility analysis, modeling, financial structures/costs, funding commitments, and risk assessment is thoroughly analyzed for presentation to the investment committee.
- Support portfolio management by ensuring asset/portfolio business plans remain on track while key updates are communicated to stakeholders.
- Collaborate with portfolio management to navigate the impact of major portfolio decisions including acquisitions, dispositions, and refinancing opportunities.
- Monitor relevant market research studies and stay current on industry news and trends to continually inform Company of existing/new investment strategies.
- Provide leadership and guidance to the investment team, fostering a culture of excellence and collaboration. Mentor team members and support their professional growth and development.
Key Qualifications:
- Bachelor’s/undergraduate degree required with a business/finance/economics, or real estate related focus preferred. Master’s degree/MBA in Real Estate highly desirable.
- Minimum 10+ years of acquisition/investment experience holding increasing levels of autonomy and responsibility within sophisticated, institutional investment/development platforms.
- Deep understanding of the senior housing market, including investment trends and regulatory considerations.
- Proven sourcing/business development experience with ability to leverage prior, existing network of relationships.
- Exceptional real estate finance acumen having had exposure to broad and complex real estate transactions across the capital stack.
- Exceptional ability to lead, manage and motivate multi-disciplinary teams, both internally and externally (acquisition/development, accounting/finance, marketing, operations, etc.) during all critical phases of the investment process.
- Must possess outstanding negotiation and problem-solving skills. High attention to detail with great judgement when navigating through complex deals.
