Senior Project Director

Company Overview

The client’s mission is to develop and preserve high-quality housing that provides its residents with improved access to economic opportunity.

Position Overview

The company is looking to add a Senior Project Director to its Mid Atlantic development team based in Washington DC. This person will oversee the acquisition, underwriting, financing, and construction of real estate projects. Projects will be specialized in the development of critically needed affordable and workforce housing, utilizing Federal and State Tax Credit or subsidy financing programs, with an additional focus on public housing partnerships and the adaptive reuse of historic properties. The team is in-office or at various project sites four days a week.

Requirements:

  • Bachelor’s degree in Urban Planning, Real Estate, Business, or related discipline. Master’s degree in Real Estate or related discipline preferred
  • Minimum of 5+ years of relevant real estate project management and/or underwriting experience.
  • Independently closed and completed multiple successful projects, with a track record of overcoming challenges and building strong relationships.
  • Experience with State housing finance agencies in our development footprint (PA, MD, DC, VA, and NC) is preferred.
  • Proven understanding of capital and operating subsidy, Federal and State tax credit programs, LHITC, HTC, RAD and other HUD programs. Must be proficient at real estate financial modeling and analysis.
  • Ability to lead and direct multiple collaborative teams for large projects: proactively collaborate with lawyers, architects, general contractors, property management, and consultants to promote financially and reputationally successful development efforts. Successfully manage assigned development team and third-party vendors to ensure development objectives and timelines are met.
  • Excellent customer service, written, and verbal communication skills. Ability to communicate effectively with a spectrum of stakeholders from residents and community members to high level elected officials.
  • Comfortable leading meetings, managing conference calls, and publicly speaking.
  • Develop positive relationships with elected officials, government agency representatives, residents, the public, lenders, investors, and partners. Adept at navigating bureaucracies to get things done.
  • Project and/or personnel management experience with an ability to manage multiple tasks, deadlines, and priorities.
  • Accurately prepare financial models, written narratives, and funding applications.
  • Ability to produce complex documents, perform analysis and maintain databases.
  • Facility with reviewing legal documents, third party reports, proformas, and compliance documents to promote successful loan closings.
  • Advanced skills with Microsoft Office applications.
  • Regularly travel to project sites. Most but not all travel is anticipated to be local to the Baltimore-Washington metropolitan area.
  • Superb attention to detail, high level of accountability, and an ability to work autonomously.
