About Our Client

Our Client is an entrepreneurial, opportunistic, Maryland-based real estate investment company. They are currently focused on acquiring low lot occupancy industrial assets that have mission critical outdoor storage components to add to their more diverse portfolio. The properties they acquire are an essential part of the economic fabric for major metropolitan markets.

About the Position

Our Client is currently seeking an Acquisitions Associate to source niche industrial real estate opportunities in their target markets. The Acquisitions Associate will connect and maintain relationships with owners, brokers, and industry specialists, qualify each deal, and prepare preliminary models for internal review. The ideal candidate must be able to navigate complex situations and negotiate the best possible outcome for their firm. This person will manage multiple real estate opportunities simultaneously, so they must be organized and have strong attention to detail. This role is the perfect opportunity for a motivated individual who values autonomy, is eager to learn, and wants to work for an innovative company that is well-positioned for growth. This is a full-time position that will work out of their Bethesda, Maryland office and report to the Managing Partner in charge of acquisitions.

What you’ll do in this role

  • Manage and execute on pre-designated campaigns to acquire specific properties on behalf of the firm
  • Call property owners and determine whether they are interested in selling their properties
  • Manage a high volume of real estate transactions
  • Communicate critical deal information with internal team members
  • Work with senior acquisitions team members to close deals
  • Assist in preparing investment memos and financial models for deal committee approval
  • Leverage opportunity tracking software to maintain deal information in real time
  • Collect sale and lease comps for strategic properties in the market
  • Conduct market research to track tenants that are in the market for expansion space

What we’re looking for you to have

  • BS/BA degree in business administration, finance, or related field
  • 2+ years of experience in commercial real estate acquisitions
  • Experience cold-calling property owners
  • Experience researching properties and true ownership
  • Strong understanding of zoning regulations
  • Experience navigating CRM platforms
  • Ability to read a situation and negotiate in real-time
  • Strong organizational skills and attention to detail
  • Self-motivation along with excellent time management skills
  • A track record of learning new skills quickly
  • Persistent attitude in following through on goals and key objectives
  • Ability to travel locally approximately 20% of the time
