THE COMPANY

Our Client is a nationally focused multifamily investment and development company focused on community centric, sustainable and affordable investments/projects. With a portfolio of +/-19,000 units, they have built a strong investment pipeline and are poised for continued growth.

They are looking for a strong, civil design focused Design & Development Manager to join their Washington DC office and assume responsibility for leading the design and execution of multiple projects.

THE POSITION

Turning blueprints into reality, the Design and Development Manager will supervise and manage the design, construction, and implementation of multifamily housing development from inception through turnover to asset and property management including budgeting, scheduling, design, construction and lease up.

The Design and Development Manager’s primary responsibilities include feasibility analysis and due diligence, project planning and design oversight, management of pre-development phase, participation in construction pricing, contracting and oversight, project reporting, real estate research, product research, utility coordination, permitting, managing pro formas and budgets, scheduling.

What You Can Expect to Do

  • Feasibility and Due Diligence
  • Site investigation, including topography, easements/title exceptions, utility availability, local zoning and development process, and yield analysis.
  • Site layout, including establishing buildable area, orientation, access, and site parking (using AutoCad and/or Revit)
  • Planning and Entitlement
  • Lead the team in planning and analysis of design and preconstruction activities including involving the appropriate team members at the appropriate times.
  • Manage the entitlement process with all parties including community engagement.
  • Analyze market data and work with VP to define development program.
  • Negotiates and contracts with design team, consultants and other third parties.
  • Accurately forecasts and maintains budgetary projections.
  • Manage monthly financials and project reports and present to management team.
  • Design and Construction
  • Effectively and consistently communicates project goals, priorities, budgets, and schedules to project team.
  • Establish, update, and maintain project budgets and schedules.
  • Ensure plans and specifications are complete, well-coordinated and fall within established budgets.
  • Serves as owner representative during construction.
  • Manages permitting process and utility design/coordination.
  • Develop and advance design standards.
  • Project Lease Up and Closeout
  • Manages the turnover process to asset and property management.
  • Attends/assists operations/marketing meetings during construction /delivery period; follow-up with appropriate parties as needed with issues that arise.
  • General Project Management
  • Abstracts agreements, leases, or loan documents
  • Assists with easements/off-site agreements.
  • Assists finance executives with packaging applications and closings for project debt and equity.
  • Prepares Investment Committee packages.
  • Tracks project data as needed for reporting (e.g., construction starts/finishes, budgeting, working with accounting to update pro-formas, scheduling)
  • Synthesizes data as needed from construction and property management in reports; miscellaneous field errands (e.g., permit offices, taking digital photos of sites)
  • Additional duties or similar and related work to be assigned as needed.

What You Should Have

  • BA or BS and 5-10 years’ experience in Civil Engineering or Architecture
  • Experience in real estate development preferred.
  • Background in construction is acceptable.
  • Applies knowledge and skills to produce quality work in a timely and accurate manner.
  • Ability to make sound decisions and problem solving timely and effectively in a fast-paced environment.
  • Highly developed ability to organize self and others, prioritize tasks and manage multiple projects with competing demands.
  • Proficient in Microsoft Office: Word, Excel, Outlook, and PowerPoint
  • Proficient in Autodesk: AutoCad and Revit
  • Great respect for details, and capability to execute them at a high level without micro supervision.
  • Collaborative approach and calm, cordial relationship style with both Standard colleagues and consultant/vendors
  • Resourcefulness in tracking down information and answers from within and outside the company
