Director, Development & Construction

Company Overview
Our client, a Mid-Atlantic based, nationally focused real estate development/construction consulting & advisory firm seeks a senior level, experienced leader to join the Company. Having represented client organizations within the healthcare/life sciences, commercial, and industrial market sectors, this group has successfully developed and built over 20 million square feet of commercial real estate in emerging, high growth markets and communities.

Position Overview
Reporting to the Chief Operating Officer, the Director will be a critical member of the Company’s senior leadership team with accountability and responsibility for promoting the Company’s mission, vision, and values to successfully lead and manage a multi-billion dollar / multi-phase, nationally recognized Healthcare development Project.

By quickly demonstrating broad leadership expertise across large, complex, multi-billion-dollar development projects, the Director will develop positive, productive relationships across internal/external project teams, joint venture partners, legislative officials, and other constituents to ensure the project is planned, executed, and delivered with best-in-class policies and procedures. 

Key Responsibilities

General Leadership

  • Provide executive management & project teams strategic input, leadership, and direction throughout all phases of development/construction projects ensuring alignment with organizational goals, timelines, and budgets.
  • Build productive, collaborative relationships between executive leadership, joint venture partners, clients, and/all project stakeholders aligning expectations and effective communication strategies to resolve complex issues throughout projects.
  • Develop and monitor project performance KPI’s ensuring timely escalation of project risks and/or deviations.
  • Collaborate with senior executive leadership team in maintaining strict fiscal responsibilities across all project phases ensuring accurate budgeting, forecasting, cost control, and general alignment with all financial targets.

Project Oversight

  • Provide strategic leadership during critical planning & design phases ensuring project vision, scope, and business objectives are translated into the overall design/development framework.
  • Collaborate with executive management in the alignment of critical design decisions, master planning efforts, site analysis, zoning strategies, and other infrastructure plans to drive long-term project functionality and sustainability.
  • Serve as the primary interface with partners, community stakeholders and regulatory agencies during the planning and entitlement process to ensure project viability and support.
  • Oversee and manage the development/execution of master schedules, phasing plans, and resource allocation strategies throughout project timeline.
  • Direct and oversee the selection, coordination, and performance of architectural, engineering, and planning consultants ensuring delivery of innovative, cost -effective and compliant design solutions.
  • Review and approve key design documents (schematic design, design development, construction documents) to ensure alignment with project goals and standards.
  • Ensure timely completion of design deliverables and entitlement packages, supporting critical path milestones and permitting timelines.

Client Relationship Management

  • Maintain a trusted, transparent relationship with clients where goals and priorities are managed collaboratively with actionable strategies and deliverables.
  • Facilitate regular meetings and communication touchpoints to keep clients informed of progress, risks, and critical decisions, while proactively managing expectations.
  • Develop a proactive and strategic approach with clients to identify opportunities for value engineering, innovation, and performance optimization throughout the project.
  • Deliver clear and concise communication throughout all project milestones/approvals by providing clarity and direction to critical technical and/or financial implications supporting key decision making.
  • Resolve client concerns promptly and effectively, demonstrating a solutions-oriented approach that maintains momentum and satisfaction.

 

 

Team Mentorship, Direction, and Development

  • Lead, mentor, and inspire project teams, fostering a culture of accountability, collaboration, and continuous improvement.

 

  • Continuously work to maintain a safe and comfortable work environment where team members are empowered to raise concerns and contribute innovative ideas.

 

  • Provide clear performance expectations, regular feedback, and formal evaluations to support individual growth and team performance.

 

  • Align team structure and resource planning with project requirements, ensuring the right mix of skills, experience, and capacity at each stage.
  • Identify and develop high-potential talent through coaching, stretch assignments, and structured professional development plans.
  • Facilitate succession planning by actively preparing team members for future leadership roles through exposure, guidance, and performance tracking.

 

  • Recognize and reward outstanding contributions to reinforce engagement and promote a high-performance team culture.

Key Qualifications

  • Undergraduate degree in Architecture, Engineering, Construction Management, or related field. Master’s degree a plus.
  • Minimum 10-15+ years of construction/development leadership experience within a sophisticated A/E/C firm and/or commercial real estate owner/developer. Exposure to large, complicated, multi-phase healthcare projects is mandatory.
  • Proven track record of being in a project management leadership role throughout various planning/design/construction phases of a healthcare project.
  • Prior experience leading, managing, and directing large teams of people.
    • Proven ability to direct multiple outside consultants, partners, and/or project officials with strict timelines and schedules.
  • Prior experience completing projects on time, within budget, and to the required standards of excellence.
  • Proven experience mentoring, developing, and managing successful internal employees/teams.
  • Exceptional problem-solving skills with the ability to quickly synthesize critical data, gain consensus among multiple constituencies, and make tough decisions.
  • Demonstrated success identifying potential risks, developing mitigation strategies, and proactively driving a solution-oriented process throughout the project lifestyle.
  • Extremely sound financial acumen with exceptional judgment.
  • Outstanding communication skills, both oral and written, with the ability to quickly gain trust/credibility and clearly communicate across many different experience levels within/outside of the organization.
  • Very strong time management skills with a constant sense of urgency to advance project directio
