Our client, a mid-Atlantic based, entrepreneurial and well-capitalized industrial outdoor storage (IOS) focused real estate investment/development company, seeks a senior acquisitions professional to lead expansion efforts into new markets. Utilizing a discretionary fund, in conjunction with a programmatic joint venture with an established family office, this group has amassed a sizable portfolio of IOS properties in several mid-Atlantic markets, have $500m of active deals in the pipeline, and has the infrastructure in place to rapidly expand into many new, regional, and national markets.

 

About the Position

The Director of Acquisitions will establish relationships with specialized brokers and IOS property owners and negotiate key aspects of deals (from the initial offer through underwriting, contract, due diligence, and closing). This person will manage multiple real estate opportunities simultaneously, so they must be organized and have strong attention to detail. This role is the perfect opportunity for a seasoned real estate executive who wants to work for an innovative company that is well positions for growth.
 

Key Responsibilities:

1. Source new opportunities through industry brokers and owner outreach

2. Prepare investment memos and financial models for deal committee approval. 

3. Collaborate internally with acquisitions team on all opportunities

4. Negotiate with key deal contacts, including legal counsel to close deals

5. Leverage internal deal software to collect and collaborate on critical data points

6. Collect detailed sale and lease comps for niche IOS assets

7. Track tenants that are in the market for expansion space 

8. Keep up with current market trends and create opportunities from economic drivers

9. Manage a high volume of real estate transactions simultaneously

 

Key Qualifications:

1. BS/BA degree in Business Administration, Finance, or related field

2. 7-10+ years of acquisition/finance experience with proven transaction exposure to the industrial market space

3. Strong understanding of site development and environment risk management

4. Proven, established relationships with industry brokers and operators

5. Strong understanding of the various IOS tenant requirements

6. Strong analytical experience with the ability to independently underwrite deals

7. Experience navigating complex deals

8. Self-motivation along with excellent time management skills
