Director, Asset Management

Our client, a vertically integrated, acquisition-oriented, retail investment/management & advisory firm seeks a talented asset management professional to join the organization’s South Florida office. With a national, diversified platform comprised of investment management, leasing/property management, investment sales, and research/analytics professionals, this organization has a 40+ year history of sponsoring and/or providing their separate account clients and partners with exceptional client service and reliable, consistent returns.
Position Summary
Reporting directly to the CEO, the Director of Asset Management will be responsible for managing the day-to-day strategic direction for a portfolio of retail/shopping center assets in a variety of nationally focused geographic markets. With a diligent focus on enhancing property values through the strategic analysis of income and expenses, this individual will be accountable for driving a best-in-class, detail-oriented asset management process to achieve optimal performance in accordance with value creation goals and business plan expectations.
Key Responsibilities
- Responsible for the overall operational and financial performance of assigned retail/shopping center assets within Company portfolio. Manage specific assigned assets to achieve and/or exceed annual business plan & investor objectives.
- Achieve leasing, net operating income, cash flow, and capital expenditure targets.
- Achieve and/or exceed underwriting forecasts asset values and return targets.
- Maintain comprehensive, current knowledge of all assigned markets and provide useful market information to CEO and Investment Committee.
- Collaborate with senior leadership team to develop and lead the execution of strategic asset and portfolio level strategies & recommendations.
- Supervise, complete, and obtain approval for each annual business plan for assigned assets consistent with Company requirements.
- Recommend modifications of established business plan strategies as dictated by investor, market, and/or property conditions.
- Develop positive, productive relationships with all pertinent Company functional departments (e.g., property management, construction management, and leasing) to manage multiple business plan/value enhancement programs at a given time.
- Develop, lead, and implement effective management, capital improvement and leasing strategies to achieve investment objectives.
- Lead, direct, and manage all lease negotiations, including anchor tenants.
- Maintain and lead the interpretation of asset-level Argus and Excel models supporting business plan strategies and investor reporting requirements.
- Conduct detailed hold vs sell analysis and make recommendations for approval by Investment Committee. Supervise and complete the execution of property disposition sales or financings in accordance with Company parameters.
- Update, prepare, and interpret quarterly asset valuations in accordance with investor requirements and Company internal valuation parameters.
- Provide detailed investor reports for each specific asset/property/portfolio basis as required by internal Company procedures. Present and support valuation data to Investment Committee.
- Oversee, review, and approve all capital/legal invoices.
- Supervise the completion/provide payment for all capital project activity. Ensure that all activity is governed by supporting documentation and/or agreements.
- Monitor all geographic market trends relating to retail asset values, costs, and supply/demand fundamentals in an effort to continuously review portfolio for value-add opportunities through renovation, alternative leasing strategies and/or asset reposition.
- Recommend, select, manage, and monitor internal and/or third-party service providers such as managers, leasing agents, attorney’s, contractors, and others as necessary, to achieve required investment performance.
- Function as Company liaison and maintain strong relationships with tenants, brokers, lenders, architects and service providers, local property/portfolio jurisdictions throughout the Company portfolio.
Requirements:
- The successful candidate will have an undergraduate/bachelor’s degree. Preference in accounting, finance, economics, or business-related discipline required. MBA and/or Graduate degree in Real Estate a plus.
- Minimum 5 – 7+ years of commercial real estate experience in a sophisticated real estate operating environment. Strong understanding of the retail asset class, specifically open-air shopping center assets/portfolios.
- Proven experience having developed retail asset and/or portfolio level business plans within stabilized and/or redevelopment focused strategies. Prior experience leading, directing, and overseeing operational project teams to achieve/exceed business plan targets. Experience with entitlements is highly desirable.
- Proven experience leading complex lease negotiations. Exposure to, and success managing and driving results with anchor tenants.
- Exceptional financial/analytical skills using both Excel and Argus and the ability to communicate analysis with internal/external audiences at varying experience levels. Ability to break down complex information into concise data points.
- Excellent communication skills, both oral and written, and the ability to understand, interpret and resolve complex business issues. Proven ability to gain consensus and lead teams throughout an organization.
- Strong organizational skills and ability to prioritize work and meet deadlines in a high-volume, fast paced environment. Self-starter, team player with a sense of urgency and a genuine desire to succeed in an entrepreneurial corporate culture.
