Director of Research
About Our Client:
Our Client is a leading provider or commercial real estate services throughout the Mid-Atlantic Region. An independently owned and operated commercial brokerage and real estate services firm, they provide a variety of services including tenant and landlord representation, leasing, consulting, investment sales, property management, research, marketing, branding, and financial services. More than 110 full-time brokerage professionals work across our client’s five strategically located offices throughout Virginia, DC, and Maryland.
Position Summary:
The Director of Real Estate Research is responsible for all company research output and will lead a department that services our client’s real estate brokers (currently 110) in four principal sectors: retail, office, industrial, and capital markets. A candidate will have strong foundational knowledge of local market conditions and a passion for real estate. A candidate will also possess excellent writing and communication skills to generate client-facing research and thought leadership.
The Director of Real Estate Research will report to the Director of Operations and the company’s Research Committee. The candidate will oversee and manage the Research Coordinator.
Key Responsibilities:
- Integrate & maintain comps database system with assistance of firm’s Comps Database committee and Research Coordinator.
- Track retail sales volumes, lease comps, sale comps in all jurisdictions in which the firm operates (primarily DMV).
- Integrate firm’s transactions into Comps Database.
- Maintain the integrity of market data used in the research function, which includes overseeing data collection, data input/verification and review.
- Work closely with brokers and Research Coordinator to author quarterly and annual market reports.
- Promote and elevate the company’s Research with thought leadership including authorship of white paper branded research indicative of industry trends.
- Participate in both the presentations and pitches with written market materials.
- Oversee Research Coordinator on collection and presentation of company-wide statistics, which will include transaction data, market share reports, listings, and other criteria that may support company functions.
- Conduct and/or oversee training of administrative/resource staff in software programs including comps database, 3rd party software, and other such tools and programs that brokers may require.
- Assist in the following miscellaneous research projects and requests upon request of brokers:
-Locate property ownership and contacts.
-Perform zoning lookups and ordinance interpretations.
-Assistance with other 3rd party software
Role will be Evaluated on the Following:
- Accuracy and thoroughness of information in comps database.
- Timeliness and quality of market reports and thought leadership.
- Organization and Response Time for the company’s research materials in support of brokers and management.
Key Qualifications:
- Ability to capture, organize, analyze and communicate key market metrics and indicators.
- Advanced knowledge of CoStar, relevant commercial real estate systems, and 3rd party data subscriptions strongly preferred.
- Professional acumen, understanding of real estate leasing and capital markets business, not just a deep expertise in an individual area or marketplace
- A sense of personal accountability and urgency for achieving results in a challenging, fast-paced, environment.
- A professional demeanor and a positive attitude.
- Strong writing, research and analysis skills.
- Customer service oriented.
- Self-starter with the ability to succeed in a team environment and collaborate with all levels of personnel.
