Vice President, Development & Construction

Our client, a Washington DC area based, opportunistic, real estate development and investment company specializing in multifamily and mixed-use communities across the Mid-Atlantic region. With a strong capital foundation and an entrepreneurial culture, the company acquires, entitles, designs, and constructs projects that deliver long-term value for residents, investors, and communities.
The firm’s integrated platform manages every stage of the development cycle—from land acquisition and sitework to vertical construction – emphasizing design excellence, disciplined execution, and financial performance.
Position Overview
Reporting to the Principals, the Vice President of Design and Construction will be responsible for the full life cycle of design and construction activities across the company’s development portfolio. This construction professional will lead internal and external teams through project planning, design management, preconstruction, and construction delivery—ensuring every project meets the company’s financial, quality, and schedule objectives.
The ideal candidate is a strategic builder – someone who can balance design intent with constructability, optimize budgets, and proactively manage risk. Experience with ground-up multifamily construction (garden, podium, or wrap) and site development infrastructure (grading, utilities, stormwater, etc.) is essential.
Key Responsibilities:
Strategic & Project Leadership
- Develop and execute the company’s overall design and construction strategy to align with investment objectives and growth plans.
- Collaborate with Company department (acquisition/development, finance, asset management, etc.) leadership during early feasibility, due diligence, and entitlement/land use approvals to provide cost, schedule, and design input.
- Establish project delivery frameworks, procurement standards, and construction best practices across the portfolio.
Design Management
- Oversee 3rd party architectural and engineering design teams from concept through construction documents, ensuring projects reflect brand standards, efficiency, and cost discipline.
- Evaluate and select design consultants; negotiate contracts and ensure scope clarity and accountability.
- Promote innovative and sustainable design practices aligned with modern multifamily living and community development trends.
Preconstruction & Construction Oversight
- Lead the preconstruction process, including budgeting, value engineering, and scheduling.
- Manage contractor prequalification, bidding, and contract negotiation processes.
- Direct all phases of construction—from sitework and infrastructure through vertical completion ensuring projects are delivered on time, on budget, and at quality.
- Implement standardized reporting, project controls, and performance metrics to monitor progress and proactively manage risk.
Team Development & Collaboration
- Lead and mentor an internal team of project managers/construction managers and support staff. Train, develop, and guide career path/opportunities within the Company.
- Foster strong collaboration between development, finance, and asset management teams to ensure alignment on design intent, financial performance, and delivery timelines.
- Serve as the company’s lead representative to general contractors and all 3rd party design professionals.
Financial & Risk Management
- Develop and interpret project budgets and forecasting and provide regular reporting to executive leadership and investors.
- Oversee cost estimating and value-engineering initiatives to maximize ROI without compromising design quality.
- Ensure compliance with all regulatory, safety, and environmental requirements
Key Qualifications
- Bachelor’s degree in construction management, civil engineering, architecture, or related field; master’s degree preferred.
- Min 7-10+ years of progressive experience within a sophisticated real estate development company, construction management owner’s rep/firm and/or design/build general contractor, with a strong track record in executing ground up multifamily projects.
- Experience in site development, land improvement, and infrastructure construction desired.
- Demonstrated success managing complicated development projects from concept through completion.
- Comprehensive understanding of multifamily design and construction systems (wood frame, podium, wrap, etc.). Exposure to other asset classes/projects desired.
- Strong command of construction scheduling, budgeting, cost control, and contract negotiation.
- Ability to read and interpret complex design and civil engineering documents.
- Excellent leadership, communication, and relationship management skills. Strategic, analytical thinker with a builder’s mindset.
