Vice President, Development Management

Our Client is one of the nation’s leading developers and investors in commercial real estate, having developed or acquired a portfolio of approximately $625M square feet valued at nearly $70 billion. They are dedicated to building value for their clients with professionals in 18 major markets throughout the United States and Europe and focus on office, industrial, healthcare, corporate, multi-family residential, and mixed-use projects nationwide. They have expanded their footprint to the Carolinas and have established a sizeable and growing offices in both Raleigh & Charlotte, NC.
POSITION OVERVIEW
The Vice President, Development Management will be based in the Charlotte, NC office and oversees all aspects of project execution during entitlements, due diligence, design, construction, and lease-up. Manages development projects through coordination of contractors, consultants, property managers, city officials, leasing teams, and tenants. Leads development management on projects of varying sizes and complexities. Collaborates with internal deal team members related to business objectives and project positioning goals and requirements. Ability to collaborate with multiple stakeholders to create achievable project schedules, track milestone dates, and meet project deadlines. Responsible for delivering projects on time and on budget.
Key Responsibilities
- Predevelopment:
- Assist Development & Investment team to help conceptualize potential project pursuits, including entitlements (if applicable), preliminary budgets, schedules, and building parameters.
- Responsible for managing due diligence on prospective land or building acquisitions: including, procurement and managing required consultants; coordination with utility companies, city officials, and 3rd party jurisdictional entities; budgeting and managing project costs from conceptual design stage through go-vertical approvals.
- Preparing preliminary development timeline and critical milestones for project start; diligent efforts to obtain all permits and approvals required to commence construction.
- Development Execution:
- Manage development management team’s efforts for the planning, organization, and controls for major projects, functional area, or department. Determine project execution, project budgets, including hiring of project teams, negotiating major contracts, and overseeing other team members’ negotiations.
- Responsible for managing execution of complex development projects including selecting and management of general contractors and project consultants, full review and approval of estimates, schedules, change orders and drawing coordination.
- Verification of work in field. Running weekly OAC meetings and tracking down critical issues
- Consult with clients, consultants and/or partners in the development and refinement of plans and specifications, as necessary.
- Continued coordination with city officials, utility companies, and other 3rd party jurisdictional entities throughout construction and building certification.
- Establish and issue monthly reporting system for project partners.
- Verification of monthly invoice funding and requests
- Post Development (close-out) Execution:
- Responsible for ensuring the close-out of projects: including, overseeing the end of project walkthroughs, and coordinating the final items to be completed.
- Coordinate the completion of work and inspections to receive substantial completion and final completion by required dates.
- Obtain the Certificate of Occupancy from government officials.
- Responsible for delivery of partner close-out checklist items, including completion of punch-list items, delivery of as-built or record drawing documents, project warranties and maintenance guides, final testing and commissioning, consultant drawings conformance letters, list of utility information, accounts and providers and all required permits and condition of approval signoffs.
- Manage the building start up and coordinate the building turnover with the property management company.
- Understand and interpret lease language to complete owner responsibilities.
- Support the leasing team with leasing efforts.
- Lead Teams:
- May be responsible for a mix of direct and matrix reports.
- Responsible for providing valuable feedback during recruitment, selection, promotion, and advancement processes for direct reports.
- Monitor appropriate staffing levels and report on utilization and deployment of human resources.
- Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention.
- Lead by example and model behaviors consistent with Company values
- Work Environment and Travel:
- Role is primarily in office with expected travel to job sites within the region.
Key Qualifications
- Education:
Bachelor’s degree in architecture, Engineering, Construction Management, business or equivalent from 4-year college program preferred.
- Industry Experience:
- Typically, at least 10 years’ commercial development management experience
- Ability to comprehend, analyze, and interpret complex documents, including geotechnical and environmental reports, construction plans, engineering/architectural drawings, and venture documents.
- Knowledge and understanding of construction practices/techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience. LEED accreditation with current educational requirements preferred.
